When Arun Mehta found a furnished building in Bangalore, he already had a property in Mysore in his plans. His next question was specific: could one- and two-bedroom apartments at this location work for corporate travellers?

With a landlord meeting approaching, he returned to Airbtics to investigate the area.

It was a more focused question than the one he had started with three months earlier, when he was exploring how to turn a hosting pilot into a larger accommodation business.

Moving beyond a hosting pilot

Arun had already tested Airbnb hosting with his own space. By April 2025, he wanted to build a business offering furnished living spaces across India, starting with Bangalore and Mysore.

He contacted Airbtics to understand how the platform could support his research. During a walkthrough with founder Jae Seok An, they discussed historical data, occupancy information and ways to investigate potential locations.

The next stage of his business would involve researching properties beyond the space he had already hosted. Market data offered another source of information to bring into that process.

Bringing market data into local research

Arun was also spending time learning from people operating in the market.

In May, he met a Bangalore superhost managing more than 100 Airbnb properties. Their conversation raised questions about rental analytics, including how calendar availability relates to bookings and how closely a dataset reflects properties currently on Airbnb.

He brought those questions back to Airbtics as he continued his research.

After subscribing, he reported that he was getting useful insights from the platform. He also asked how recently the figures had been updated and how individual listings were represented.

These were practical questions for someone investigating a business opportunity. Understanding the information meant looking at its recency and the properties behind it, alongside what he was learning locally.

His research combined Airbtics insights, conversations with experienced operators and work on the ground.

A property in Mysore takes shape

By late July, Arun had a concrete update.

He told Airbtics that, after his local research and work with the platform’s insights, he would be starting a property in Mysore.

The plan had progressed from an ambition to build furnished accommodation in India to preparation for a property in a specific city. In explaining that progress, Arun explicitly credited both his work on the ground and Airbtics.

He was also ready to investigate another opportunity.

Checking a Bangalore building before the landlord meeting

The furnished building in Bangalore gave his research a sharper focus.

Arun wanted to explore the potential for one- and two-bedroom Airbnb apartments serving corporate travellers. He shared the location and asked for access to Airbtics or a report covering the area.

A few days later, he followed up: the landlord meeting was scheduled for the following day, and the data would help with that discussion.

The opportunity now had several concrete elements to investigate together—a location, a furnished building, two apartment sizes and a target guest segment.

For Arun, market research was becoming part of the process around each property opportunity. He had used Airbtics alongside local investigation while preparing for Mysore. With Bangalore, he returned with a specific feasibility question before progressing the conversation with the landlord.
