We take snapshots of Airbnb listings’ calendars at fixed intervals. Our system was deployed in 2015 and tracked 20% of listings. Since 2021, we’ve been tracking all the listings on Airbnb. The calendar shows which nights are still available and which are not available for reservation.
We have partnered with over 100 Airbnb hosts to continually improve our data model. We also received over 3 million actual reservation data every year from an undisclosed source which helps us to improve our data accuracy.
We have improved a classifier, considering 87 additional data points, such as booking pattern, last review, etc., to determine whether the unavailable nights are actual bookings.

We are frustrated with the current industry data standard. There is a lack of transparency. Most short-term rental data buyers are using commercial data for the first time, so they are not sure how to interpret the data with caveats.
We don’t just show the median occupancy rate per bedroom. We show how the data is distributed. In the example, the median occupancy of 2 bedrooms is 68%, but it also shows how many listings are falling under 90-100%, 70-80%, and so on.
