As of February 2024, the city has introduced comprehensive rules to streamline and professionalize the rental market, influencing both current and prospective property owners.
Airbnb rentals are legal in Marbella, and to operate, homeowners must register their properties with the Andalusia Tourist Registry, obtaining an Andalusia Tourist Registry Code (ATR). This step is crucial to ensure compliance with local laws and avoid significant penalties. Properties not registered can face fines up to €18,000 and cancellation of their rental licenses.
Currently, Marbella hosts approximately 6,991 registered tourist properties, contributing to its vibrant tourism economy. Traditional long-term rentals are being overshadowed by the influx of short-term rental options, allowing for dynamic pricing (up to €2,998 monthly) and strong occupancy rates.
