Best AirDNA Alternatives in 2026 for Investors and Hosts
I founded Airbtics in 2020 and own and manage short-term rentals. I have spent years thinking about the same questions our customers ask: where should I invest, which type of property should I operate, and how much confidence can I place in the numbers?
AirDNA is an established short-term rental data provider. Its product range now spans investment research, property management and dynamic pricing. This comparison focuses on which part of that offering you need: finding a market, evaluating a property or improving an operating rental.
I compare the alternatives using our team's product research and examples from properties in Seoul and Kuala Lumpur. The recommendations below explain where each tool fits, its monthly price and what to check before switching.
Airbtics is my recommended AirDNA alternative for investors comparing markets across countries and checking the listing data behind an estimate. BNBCalc is worth considering for property financial analysis, AirROI for free market research, and Mashvisor for finding investment properties in the United States. If you already operate rentals and want an alternative to AirDNA Adapt, compare pricing tools such as PriceLabs, Wheelhouse and Beyond instead.
The right choice depends on what you want to replace. Market research, property underwriting and nightly pricing are different jobs, even when a platform offers all three.
Disclosure: I’m the founder of Airbtics, one of the products discussed below. Comparisons draw on our team's research, property benchmarks and public product documentation. Comments on AirDNA's product direction are my reading of the public offering, not a claim about their internal strategy.

Pricing and Trustpilot reviews: 20 October 2026. AirDNA: $125/mo. All figures are in USD. 1 Mashvisor’s $100/mo is an equivalent rate with quarterly or yearly billing only. Prices do not imply identical feature bundles; confirm access to the features you need. Airbtics and Mashvisor prices were supplied by the author; other listed prices were checked against public product information. [5][6][13]
How we compared the tools
We assessed market discovery, saved comparisons, property analysis and access to individual listing data. Our team also recorded revenue estimates for two addresses and listing-performance figures in Seoul and Kuala Lumpur. Public product documents were checked separately to distinguish the interface we reviewed from features available through other subscriptions or APIs.
The property examples are small, owner-reported benchmarks. BNBCalc was included in the calculator comparison but not the listing-performance test; AirROI's Kuala Lumpur listing result uses a nearby property. Full inputs and limitations are in our calculator comparison and listing-data comparison.
Why consider an AirDNA alternative?
Consider an AirDNA alternative when another tool better supports your geography, investment calculations, listing-data checks or pricing workflow. Start with the task you need to complete.
A new investor may be comparing Spain, Italy and Greece. They need to narrow down cities, compare property prices against rental income, choose neighbourhoods and identify the most promising property sizes. A host with five operating rentals has a different priority: improving occupancy, setting rates and understanding how bookings are arriving.
Both need reliable data. They do not necessarily need the same interface or subscription.
AirDNA has expanded from research into operations
AirDNA was founded by Scott Shatford in 2014. Alpine Investors announced its acquisition partnership with AirDNA in March 2022. In January 2024, AirDNA acquired Uplisting, a vacation-rental property-management and channel-management platform. [1][2][3]
Uplisting handles operational work such as synchronizing listings, managing bookings and guest communication. AirDNA now also offers Adapt, its dynamic-pricing product. Together, these developments show a broader offering for people already running short-term rentals. [3][4]
My view is that AirDNA is putting more emphasis on ongoing host and property-manager needs. Pricing and operations give customers reasons to use software regularly; a first-time investor may research intensively before a purchase. That is my interpretation of the product direction.
AirDNA continues to serve investors through market research, Rentalizer, submarket analysis and US for-sale property research. An alternative needs to offer a useful difference in the workflow, geography or detail you need.
New investors need to connect rental income with property costs
An annual revenue estimate does not tell you whether a property is a good investment. You also need to understand what it costs to buy or rent, how it compares with other locations, and which property types justify a closer look.
For a buyer, property prices and gross rental yield help put rental revenue into context. For rental arbitrage, rent gap is a useful starting point for comparing estimated rental income with rental costs. Neither substitutes for a full expense model, but both make the initial search more useful.
This is the part of the research process we emphasize at Airbtics. BNBCalc and Mashvisor address parts of it too, especially property-level financial analysis and US property search.
AirDNA also offers investment metrics in parts of its product. The distinction to test is how readily you can compare the markets and costs relevant to you, particularly when your search spans several countries.
Airbtics vs AirDNA: international market screening and listing history
Airbtics is an AirDNA alternative for investors who want to compare markets across countries, keep a Watchlist and inspect listing-level historical data. Its research workflow connects market discovery with neighbourhood and property-type analysis.
The workflow begins with Explorer. You can screen one country or several countries using rental performance alongside property-price, yield and rent-gap indicators. Save the markets that interest you to Watchlist, then compare them without rebuilding your shortlist each time.
For example, two markets may generate similar rental revenue but have very different property prices. Comparing the revenue with acquisition costs can change your shortlist. Watchlist also lets you compare seasonal patterns across the markets you save.
From a country shortlist to a specific property type
Once you select a city, the next questions become more local: which neighbourhoods perform well, and which property sizes or types fit the demand?
Airbtics lets you investigate those differences through location analysis, property analysis and filtered listing comparisons. You can move from the overall market to a neighbourhood, then inspect relevant properties—for example, two-bedroom homes with a pool.
That sequence matters: a city can look attractive overall while the neighbourhood or property size you can afford performs differently.
Inspect the evidence behind comparable listings
Airbtics also lets you search by Airbnb listing ID, review monthly listing performance and examine historical calendar observations collected through weekly checks. Advanced listing detail is available on Scale, with up to three years of monthly history where the listing has sufficient data.
The AirDNA listing view recorded in our research showed a one-year performance summary. AirDNA's documentation also advertises longer monthly listing history through some tiers. The comparison here concerns the views we used, rather than a limit on AirDNA's entire dataset. [12]
The difference I care about is how easily I can investigate a number. If a property's revenue looks unusually high, I want to inspect its active months, estimated occupancy and observed nightly prices.
Listing-level history helps you inspect an estimate; host booking records let you test it. Calendar snapshots show observed prices and availability, but an unavailable night can be a booking or an owner block, and a displayed price can differ from the final booked rate.
Choose Airbtics if you want a connected workflow for international market screening, a saved shortlist and listing-level evidence. Keep AirDNA on your shortlist if its research, pricing and property-management tools fit the work you do regularly.

BNBCalc is an AirDNA alternative for evaluating an individual property’s revenue, expenses, financing and cash flow. It is worth considering when you already have an address and want to model buying, rental arbitrage or cohosting.
BNBCalc supports four analysis types: buying, rental arbitrage, an already-owned property and cohosting. Its market-research subscription includes the Calculator. AirDNA also supports property underwriting, so compare how each handles your deal inputs and the supporting comparable listings. [5]
For international users, check the coverage of each financial metric. BNBCalc says its gross-yield and property-value rankings are US-only, while markets outside the US rank by revenue. [5]
Choose BNBCalc if you want property financial analysis alongside market research. Check before switching: whether the comps and revenue assumptions make sense for your particular address. A detailed financial model still depends on the revenue estimate entered into it.
Our calculator examples produced lower BNBCalc estimates than Airbtics in both locations, but they do not establish a general accuracy ranking. We also could not inspect the specific listings in our separate listing-level benchmark using the non-paid BNBCalc account available to our team.
Explore BNBCalcAirROI vs AirDNA: free market research
AirROI is a free alternative to AirDNA for core market analytics and property revenue estimates. Its data-download and API products are priced separately. It is worth considering for initial research when you do not want to commit to an analytics subscription. [6]
Our research used its market directory, individual market search and listing-map views. AirROI also advertises Market Atlas for geographic exploration.
In our examples, AirROI's revenue figures were lower than the owner benchmarks. For the Kuala Lumpur listing comparison, we could not locate the owner's property through the map workflow used, so we showed a nearby listing instead. That nearby result cannot be treated as an accuracy test for the owner's property.
Choose AirROI if you want to begin researching without a core analytics subscription. Check before switching: target-listing coverage, reporting periods and whether the estimates can be reconciled with known properties.
Explore AirROIMashvisor vs AirDNA: US property search and rental-strategy analysis
Mashvisor is an AirDNA alternative for US buyers who want property search alongside short-term and long-term rental analysis. Its Market Finder and Property Finder help connect market research with homes for sale. [7]
If your question is “Which available property should I buy in this US market?”, that combination may be more useful than starting with an international screening workflow.
AirDNA also offers US for-sale property research. Compare the available inventory, rental-strategy analysis and financial inputs in both products.
Choose Mashvisor if US property search and rental-strategy comparison are central to your decision. Check before switching: geographic coverage and whether the particular property-search and analysis features you need are included in the plan.
Chalet, Rabbu and Awning are additional names worth checking for US property-buying workflows. They are outside our international property benchmark, so we have not ranked their accuracy here.

PriceLabs, Wheelhouse and Beyond are alternatives to AirDNA Adapt for dynamic pricing and revenue management. They address the operating decisions of an existing host: nightly rates, booking pace and competitor positioning.
Compare PriceLabs, Wheelhouse and Beyond. These products combine pricing workflows with different forms of market and competitor analysis.
The questions are operational: can the tool connect to your PMS, apply your pricing rules, show booking pace and help explain a rate change? Check the relevant analytics modules too; a pricing subscription does not necessarily include every research feature.
For reservation-based performance benchmarking, Key Data is another option. Its direct PMS data is useful for evaluating participating properties' actual reservations and revenue, with the usual need to assess how representative the sample is for your market. [8]
An investor choosing their first location and an operator pricing 20 listings may reasonably choose different tools. You do not need to replace every AirDNA function with one product.
What AirDNA still does well
AirDNA is worth keeping on your shortlist if you value established market research, guest-review insights and connected operating tools.
An established research presence
AirDNA has been operating since 2014 and publishes industry research, market reviews and commentary for the media. Its press resources make that research visible beyond people already using the software. [1][9]
As a founder in this space, I think that visibility helps explain AirDNA's brand recognition. Its public research can also be useful context when assessing the direction of a market.
AI analysis that adds context to the numbers
AirDNA's use of guest reviews is an interesting direction. Its April 2026 product update describes property-level AI review summaries and sentiment scores, while its market-research material describes summaries of guest feedback at market level. [10][11]
I like this use of AI because it adds context that revenue, occupancy and ADR cannot supply: what guests value, what they complain about, and how a property is positioned. Access depends on the review-analysis feature and subscription.
A long data-collection history, with plan-dependent access
AirDNA's history is a reason to consider it for long-term research. However, the age of a provider's dataset is not the same as the history included in your subscription.
In the listing view used for our research, we saw a one-year summary. AirDNA's documentation also describes longer history through other tiers. If you need a specific historical period, ask for the exact market or listing series you can access, its granularity and whether you can export it. [12]
This distinction applies to every vendor. A claim about data collected since 2014 should not be read as a promise that every subscriber can open a complete monthly history back to that year.
Are AirDNA alternatives as accurate?
Our two-property comparison does not establish an overall accuracy winner. It shows that providers can agree closely for one address and diverge for another. The examples below distinguish address-based revenue predictions from estimates of an existing listing’s past performance.
In our Kuala Lumpur calculator example, Airbtics returned 54% occupancy at a $64 nightly rate, while AirDNA returned 52% at $64. Those were close to each other. BNBCalc returned 42% at $47, and AirROI returned 39% at $44.
But the Seoul calculator example was different. AirDNA's 71% occupancy at $61 implied approximately $15,808 annually under our 365-night calculation. BNBCalc's 66% at $65 implied approximately $15,659—very close to AirDNA. Airbtics' estimate was higher and closer to our owner benchmark.
In our separate listing-level comparison, Airbtics estimated about $22,000 for the Seoul property and AirDNA about $18,200, against an owner benchmark of approximately $21,000. For the Kuala Lumpur property, the estimates were $18,900 and $10,700, against an owner benchmark of approximately $17,000. These are rounded, owner-reported references; the periods and revenue definitions must match before treating a difference as a measured estimation error.
BNBCalc was not evaluated in the listing-level test. AirROI's Kuala Lumpur listing result referred to a nearby property, so it cannot establish accuracy for the owner's listing.
Test any alternative on properties you already know, and look at why the estimate moved. Close on one address does not mean the platforms agree everywhere.
See the Airbnb calculator comparison for the address-based estimates, and our short-term rental analytics comparison for the listing figures, reporting qualifications and evidence workflow.
What to check before switching from AirDNA
Try an alternative with a market and a property you already know. Work through four questions:
- Coverage: Can you find the relevant market, neighbourhood and listing?
- Comparison: Are the period, currency, property size and availability assumptions consistent?
- Evidence: Can you inspect the comps and listing history supporting the estimate?
- Subscription: Does the price include the history, exports or integrations you need?
A higher revenue estimate or a lower subscription price is useful only if the underlying data and features fit your decision. For an investor, test the research workflow. For an operating host, test pricing controls and PMS integrations.
Frequently asked questions about AirDNA alternatives
-
What is the best AirDNA alternative for investors?
Airbtics is my recommended alternative for international market screening, saved comparisons and listing-level historical data. BNBCalc is worth considering for individual deal analysis, and Mashvisor for US property search. The best fit depends on whether you are choosing a market, evaluating an address or operating existing rentals.
-
Is there a free alternative to AirDNA?
Yes. AirROI advertises free core market analytics and revenue estimates. AirDNA also offers limited free access. Check listing coverage and the depth of history before choosing a free option for an investment decision.
-
Is Airbtics cheaper than AirDNA?
Using the monthly prices in this comparison, Airbtics is $119/mo and AirDNA is $125/mo. Compare the included features as well as the price, particularly if you need advanced listing history or exports.
-
Does AirDNA have historical data going back to 2014?
AirDNA says it has tracked the market since 2014, but access to historical series depends on the product, plan and dataset. Confirm the exact date range and granularity available for your market or listing. A long collection history does not mean the full archive is included in every subscription.
-
What is the difference between an AirDNA alternative and an Adapt alternative?
An alternative to AirDNA's research tools helps you compare markets or estimate property performance. An alternative to Adapt helps price operating listings. Some products cover both, but you should compare the specific function you want to replace.
-
Should I switch if another calculator gives a higher estimate?
No. A higher estimate is not automatically more accurate. Review the selected properties, reporting dates, available nights and nightly-rate assumptions. Use properties with known booking records where possible, and investigate both overestimates and underestimates.
Start with the decision you need to make
AirDNA combines research with an expanding set of host and property-manager tools. An alternative makes sense when it better supports your particular investment or operating workflow.
If your next step is finding a market, comparing property costs and identifying a suitable neighbourhood or property type, that is the workflow we focus on at Airbtics. You can start with Market Explorer, save a shortlist to Watchlist, and inspect the listings behind the opportunities that interest you.
