A region, or market, can be any area on the map, such as a city, neighborhood, or adjacent neighborhoods.
For paid users, unlocking regions is automatic. Each time you search for a market or draw a custom market, it will count toward your unlock region usage.
For example, searching for Miami and Orlando counts as 2 unlocked regions.

We released a data store feature where you can download the Excel format data with additional cost just click “Export” button in the app.

Some Airbnb listings may not show in the dashboard due to the following reasons:
1) The dashboard does not include listings added in the past four months.
2) The dashboard does not include the listings that appear to be inactive. This can mean that the listing’s calendar is marked as unavailable by the host.
3) We only have about 90% of Airbnb listings in our database.
Due to some technical limitations, there are some listings that we simply failed to scrape & are not yet existing in our database. We currently have 90% of Airbnb listings and are consistently doing our utmost effort to increase this rate.
Our default currency is USD, but you can easily change it by following these steps:
1.) Open the app.
2.) Tap on the abbreviated first and last name in the upper right corner.
3.) Select your preferred currency from the list.
Available currencies include: USD, CAD, GBP, EUR, AUD, BRL, ZAR, MXN, INR, KRW, JPY, PHP, MYR, and AED.

Data
Yes, we have been tracking all Airbnb listings worldwide on a fixed interval since 2020 (partially since 2015). We’ve partnered with over 100 Airbnb business owners to enhance our data quality and use various techniques to ensure our data is clean, up-to-date, and accurate.
As a result, we’ve consistently estimated Airbnb’s actual booking and revenue with over 96% accuracy. Our data is used by investment banks and financial institutions trading Airbnb stocks. Learn more about our data accuracy here https://airbtics.com/airbtics-data-accuracy
An algorithm will classify whether a listing was active or not during the month. We look into three different sources, namely:
1. Calendar pattern;
2. Whether a review was generated close to the month or not; and
3. Listing information.
A listing can be determined entirely available or not.
Revenue is calculated using the following equation:
Revenue: This shows the average earnings for listings in a specific market.
Formula:
(Median nightly rate * 365 * Occupancy) + (Cleaning fees * Number of reservations)
On a side note, if we don’t have the information about the number of monthly reservations, we assume it to be 1.
When calculating the occupancy rate, we take a few things into consideration:
1) Calendar scraped data (mostly on a weekly basis)
2) Assume last-minute booking
3) The inactivity algorithm can affect this too
If we determine an inactive listing, the occupancy rate will be 0.
Revenue Potential is the revenue that the listing could have earned if it was active every day for the past 12 months.
Formula:
Revenue Potential: = (Revenue / Days available) * 365
Example:
($33,500 / 304)*365 = $40,222
The Investment Dashboard is updated every month. While the Pricing/CompSet Dashboard is updated every Wednesday.
Airbtics’ primary data source is attained through a web scraping software that directly takes data points from Airbnb. We also have secondary data sources from Airbnb hosts via iCal or vacation rental managers.
Billing
You can unsubscribe by going to your avatar as seen on the top right bar of the dashboard at app.airbtics.com, selecting settings, and clicking unsubscribe.

You can only make payments in the currency of the country where you signed up. Please note that there is no way to change the currency for payments. For example your located in US when signed up, then you will be charge in US dollars.
